Melabur dlm ASB guna loan bank, Untung @ Rugi ?

> Jadi izinkan saya berkongsi sedikit pengetahuan saya

Contoh:
> Dividen 7% setahun, anda akan dapat RM 7,000 setiaptahun. Boleh dibelanjakan apa saja anda suka dan at the end of 20 years, anda akan terima RM100,000 yangboleh digunakan untuk beli rumah, pendidikan anak dan sebagainya.
>
>
> Cara A - Gunakan dividen untuk bayar semula pinjaman
> ----------------------------------------------------
>
> Hasil pengiraan saya menggunakan software Optimoney,
> jika dividen 7% setahun atau RM7,000 itu dibayar
> semula kpd bank untuk mengurangkan baki pinjaman anda,
> loan ASB anda dijangka selesai dalam masa 7 tahun 6
> bulan dengan jumlah pembayaran penuh hampir RM 120,827
> (termasuk deposit RM5,000 dan dividen RM7,000 yg
> dibayar semula setiap tahun) Ini bermakna, anda
> terpaksa membayar RM 120,000 untuk mendapatkan
> RM100,000 selepas 7 hingga 8 tahun.
>
> Untung atau rugi?
>
> 94,260. Campur deposit RM 5,000 yang disimpan utk 8
> tahun juga, future value adalah RM 8,590. Total nilai
> pelaburan anda = RM102,850. Dah lebih RM100,000 dah.
>
> Cara B - Belanjakan Dividen setiap tahun & maintain
> membayar bulanan kpd loan
> ------------------------------------------------------
>
> Bagi loan RM 95,000 untuk 20 tahun pada kadar 6.9%
> setahun, jumlah pembayaran penuh selepas 20 tahun
> adalah RM 175,359 (kos) Dengan dividen RM 7,000 untuk
> 20 tahun = RM 140,000 dan duit ASB selepas 20 tahun =
> RM 100,000 (+) Duit Yang Diterima => RM 240,000
>
> Secara kasar, nampak macam anda untung sebab anda
> perolehi RM 240,000 Dalam masa 20 tahun sedangkan kos
> pinjaman anda berjumlah RM 175,359 shj.
>
> Untung pada mata kasar ==> RM 64,64
>
> Tetapi, bila mengambil kira kesediaan dan keupayaan
> anda maintain Bayaran bulanan RM 731 selama 20 tahun,
> anda sebenarnya rugi besar.
> kehilangan 'potential gain'.
>
> Total Value jika anda simpan sendiri = RM 383,018
> Total gain kalau anda ambil loan = - RM 240,000
> ----------------------------------------------------
> Kehilangan Keuntungan> RM 143,018
>
> Siapa yang untung sebenarnya? ==> Bank !
>

Yang Rugi ==> Anda sebenarnya!!!.

Terima kasih.

The Science of 350, the Most Important Number on the Planet

350 parts per million is what many scientists, climate experts, and progressive national governments are now saying is the safe upper limit for CO2 in our atmosphere.

Accelerating arctic warming and other early climate impacts have led scientists to conclude that we are already above the safe zone at our current 390ppm, and that unless we are able to rapidly return to 350 ppm this century, we risk reaching tipping points and irreversible impacts such as the melting of the Greenland ice sheet and major methane releases from increased permafrost melt.

There are three numbers you need to really understand global warming, 275, 390, and 350.

For all of human history until about 200 years ago, our atmosphere contained 275 parts per million of carbon dioxide. Parts per million is simply a way of measuring the concentration of different gases, and means the ratio of the number of carbon dioxide molecules to all of the molecules in the atmosphere. 275 ppm CO2 is a useful amount—without some CO2 and other greenhouse gases that trap heat in our atmosphere, our planet would be too cold for humans to inhabit.

So we need some carbon in the atmosphere, but the question is how much?

Beginning in the 18th century, humans began to burn coal and gas and oil to produce energy and goods. The amount of carbon in the atmosphere began to rise, at first slowly and now more quickly. Many of the activities we do every day like turning the lights on, cooking food, or heating or cooling our homes rely on energy sources like coal and oil that emit carbon dioxide and other heat-trapping gases into the atmosphere. We're taking millions of years worth of carbon, stored beneath the earth as fossil fuels, and releasing it into the atmosphere. By now—and this is the second number—the planet has 390 parts per million CO2 – and this number is rising by about 2 parts per million every year.

Scientists are now saying that's too much – that number is higher than any time seen in the recorded history of our planet – and we're already beginning to see disastrous impacts on people and places all over the world. Glaciers everywhere are melting and disappearing fast—and they are a source of drinking water for hundreds of millions of people. Mosquitoes, who like a warmer world, are spreading into lots of new places, and bringing malaria and dengue fever with them. Drought is becoming much more common, making food harder to grow in many places. Sea levels have begun to rise, and scientists warn that they could go up as much as several meters this century. If that happens, many of the world's cities, island nations, and farmland will be underwater. The oceans are growing more acidic because of the CO2 they are absorbing, which makes it harder for animals like corals and clams to build and maintain their shells and skeletons. Coral reefs could start dissolving at an atmospheric CO2 concentration of 450-500 ppm. These impacts are combining to exacerbate conflicts and security issues in already resource-strapped regions.

The Arctic is sending us perhaps the clearest message that climate change is occurring much more rapidly than scientists previously thought. In the summer of 2007, sea ice was roughly 39% below the summer average for 1979-2000, a loss of area equal to nearly five United Kingdoms. Many scientists now believe the Arctic will be completely ice free in the summertime between 2011 and 2015, some 80 years ahead of what scientists had predicted just a few years ago.

arcticmelt

Propelled by the news of these accelerating impacts, some of the world's leading climate scientists have now revised the highest safe level of CO2 to 350 parts per million. That's the last number you need to know, and the most important. It's the safety zone for planet earth. As James Hansen of America's National Aeronautics and Space Administration, the first scientist to warn about global warming more than two decades ago, wrote recently, "If humanity wishes to preserve a planet similar to that on which civilization developed and to which life on Earth is adapted, paleoclimate evidence and ongoing climate change suggest that CO2 will need to be reduced from its current 385 ppm to at most 350 ppm."

That will be a hard task, but not impossible. We need to stop taking carbon out of the ground and putting it into the air. Above all, that means we need to stop burning so much coal—and start using solar and wind energy and other such sources of renewable energy –while ensuring the Global South a fair chance to develop. If we do, then the earth’s soils and forests will slowly cycle some of that extra carbon out of the atmosphere, and eventually CO2 concentrations will return to a safe level. By decreasing use of other fossil fuels, and improving agricultural and forestry practices around the world, scientists believe we could get back to 350 by mid-century. But the longer we remain in the danger zone—above 350—the more likely that we will see disastrous and irreversible climate impacts. [solutions images]

Every year since 1992, the United Nations hosts a two-week long conference for world leaders to meet and discuss what to do to about the global threat of climate change.

In December of 2009, this meeting will be in Copenhagen, Denmark. There, delegates, non-governmental organizations, and businesses from every nation will meet to finalize a new global climate change agreement.

It is crucial that decision-makers at this meeting understand and are held accountable to crafting policy that is informed by the most recent science.

Just over a year old, 350 is a relatively new target being discussed in the scientific community, compared to 450ppm or 2 degrees Celsius that the Intergovernmental Panel on Climate Change supports. Currently many policy-makers, institutions, and NGOs are still supporting targets that are out of date and greatly increase the risk of catastrophic climatic changes.

Yet at the last UN climate negotiations in Poland at the end of 2008, the 350 target began to attract more endorsers as new scientific reports and evidence of early impacts made it clear that we are already above the safe level for CO2. In his annual speech, Nobel laureate Al Gore told delegates to the most recent climate negotiating session that we must now ‘toughen our goal’ to 350ppm.

At the same meetings, 40 of the most vulnerable nations who will feel the impacts of climate change first and worst, the Alliance of Small Island States (AOSIS) and the Least Developed Countries (LDC’s), included in their policy statements the need to adopt a much stronger target than those currently being debated, and to support a 350ppm target. Said Leon Charles, chair AOSIS, “Two degrees C is really not a safe level for small island states. For many of them it would be like a death sentence in the long run.” It's no small task, but for people and nations everywhere, we need to make sure all of the world’s decision makers pay attention to the most recent science that is telling us 350 is the right target to aim for that can ensure an equitable future safe from climate catastrophe.

Check it out whether your car suitable for RON95

FYI, the petrol price for RON 97 will increase from RM1.80/liter to RM 2.00/liter in 1Sep'09

This RON 97 is common use for majority of our cars.

In the same time, another petrol will be introduced which is RON 95 (with cheaper price, RM1.75/liter).

RON--> Research Octane Number

Octane number is refer to the gasoline ability to withstand auto ignition inside the engin.

Simply say, RON97 is harder to ignite compared to RON95.

I believe some of us might switch from RON97 to RON95 due to more cheaper price.

BUT, you are adviced to check it out your vehicle fuel requirement.

Effect if use lower RON then the requirement: KNOCKING ( poor perfomance of your vehicle)

There are 3 ways to chk:-

1. from your vehicle guide book.

2. min Octane Number Rating at the back of the fuel lid cover

3. car manufacturer.

Cancer Update from Johns Hopkins:

AFTER YEARS OF TELLING PEOPLE CHEMOTHERAPY IS THE ONLY WAY TO TRY AND
ELIMINATE CANCER, JOHNS HOPKINS IS FINALLY STARTING TO TELL YOU THERE
IS AN ALTERNATIVE WAY .

1. Every person has cancer cells in the body. These cancer cells do not show up in the standard tests until they have multiplied to a few
billion. When doctors tell cancer patients that there are no more cancer cells in their bodies after treatment, it just means the tests are
unable to detect the cancer cells because they have not reached the detectable size.
2. Cancer cells occur between 6 to more than 10 times in a person's lifetime.
3. When the person's immune system is strong the cancer cells will be destroyed and prevented from multiplying and forming tumours.
4.. When a person has cancer it indicates the person has multiple nutritional deficiencies. These could be due to genetic, environmental,
food and lifestyle factors.
5. To overcome the multiple nutritional deficiencies, changing diet and including supplements will strengthen the immune system.
6. Chemotherapy involves poisoning the rapidly-growing cancer cells and also destroys rapidly-growing healthy cells in the bone marrow,
gastro-intestinal tract etc, and can cause organ damage, like liver, kidneys, heart, lungs etc.
7. Radiation while destroying cancer cells also burns, scars and damages healthy cells, tissues and organs.
8. Initial treatment with chemotherapy and radiation will often reduce tumor size. However prolonged use of chemotherapy and radiation do not
result in more tumor destruction.
9. When the body has too much toxic burden from chemotherapy and radiation the immune system is either compromised or destroyed, hence
the person can succumb to various kinds of infections and complications.
10. Chemotherapy and radiation can cause cancer cells to mutate and become resistant and difficult to destroy. Surgery can also cause cancer
cells to spread to other sites.
11. An effective way to battle cancer is to starve the cancer cells by not feeding it with the foods it needs to multiply.

WHAT CANCER CELLS FEED ON:
a. Sugar is a cancer-feeder. By cutting off sugar it cuts off one important food supply to the cancer cells. Sugar substitutes like
NutraSweet, Equal,Spoonful, etc are made with Aspartame and it is harmful. A better natural substitute would be Manuka honey or molasses
but only in very sma ll amounts. Table salt has a chemical added to make it white in colour. Better alternative is Bragg's aminos or sea salt.
b.. Milk causes the body to produce mucus, especially in the gastro-intestinal tract. Cancer feeds on mucus. By cutting off milk and
substituting with unsweetened soy milk, cancer cells are being starved.
c. Cancer cells thrive in an acid environment. A meat-based diet is acidic and it is best to eat fish, and a little chicken rather than
beef or pork. Meat also contains livestock antibiotics, growth hormones and parasites, which are all harmful, especially to people with cancer.
d. A diet made of 80% fresh vegetables and juice, whole grains, seeds, nuts and a little fruits help put the body into an alkaline
environment. About 20% can be from cooked food including beans. Fresh vegetable juices provide live enzymes that are easily absorbed and reach
down to cellular levels within 15 minutes to no urish and enhance growth of healthy cells. To obtain live enzymes for building healthy cells try
and drink fresh vegetable juice (most vegetables including bean sprouts) and eat some raw vegetables 2 or 3 times a day. Enzymes are destroyed at
temperatures of 104 degrees F (40 degrees C).
e.. Avoid coffee, tea, and chocolate, which have high caffeine. Green tea is a better alternative and has cancer-fighting properties.
Water-best to drink purified water, or filtered, to avoid known toxins and heavy metals in tap water. Distilled water is acidic, avoid it.

12. Meat protein is difficult to digest and requires a lot of digestive enzymes. Undigested meat remaining in the intestines become putrified and leads to more toxic buildup.
13. Cancer cell walls have a tough protein covering. By refraining from or eating less meat it frees more enzymes to attack the protein walls of cancer cells and allows the body's killer cells to destroy the cancer cells.
14. Some supplements build up the immune system (IP6, Flor-ssence, Essiac, anti-oxidants, vitamins, minerals, EFAs etc..) to enable the body's own killer cells to destroy cancer cells. Other supplements like vitamin E are known to cause apoptosis, or programmed cell death, the body's normal method of disposing of damaged, unwanted, or unneeded cells.
15. Cancer is a disease of the mind, body, and spirit. A proactive and positive spirit will help the cancer warrior be a survivor. Anger, unforgiveness and bitterness put the body into a stressful and acidic environment. Learn to have a loving and forgiving spirit. Learn to relax and enjoy life.
16. Cancer cells cannot thrive in an oxygenated environment. Exercising daily, and deep breathing help to get more oxygen down to the cellular level. Oxygen therapy is another means employed to destroy cancer cells.

THE PROPHET MUHAMMAD RASULULLAH S.A.W.'s LAST SERMON

(Among the contents extracted from the last Sermon delivered by Rasulullah SAW on the Ninth Day of Zulhijjah 10 AH at the Uranah Valley of Mount Arafah)

In the Name of Allah Most Beneficient and Most Merciful

O People, lend me an attentive ear, for I don't know whether, after this year, I shall ever be amongst you again. Therefore listen to what I am saying to you carefully and take this words to those who could not be present here today.

O People, just as you regard this month, this day, this city as Sacred, so regard the life and property of every Muslim as a sacred trust. Return the goods entrusted to you to their rightful owners. Hurt no one so that no one may hurt you. Remember that you will indeed meet your Lord, and that He will indeed reckon your deeds. ALLAH has forbidden you to take usury (Interest), therefore all interest obligation shall henceforth be repealed.

Beware of Satan, for your safety of your religion. He has lost all hope that he will ever be able to lead you astray in big things, so beware of following him in small things.

O People, as much as you have your rights over your women, they too have their rights over you. If they have fulfilled your rights then they too deserve the rights to be fed and clothed in kindness. Treat your women well and be kind to them for they are your partners and comitted helpers. And your rights over them are to disallow anyone you dislike into your houses and you are forbidden to commit adultery.

O People, listen to me in earnest, worship Allah, perform the five daily prayers (Solah), fast during the month of Ramadhan, perform Zakat from your wealth, perform Hajj if you can afford to. Know that every Muslim is the brother of another Muslim. (All mankind is from Adam and Eve, an Arab has no superiority over a non-Arab nor a non-Arab has any superiority over an Arab; also a white has no superiority over black nor a black has any superiority over white) You are all equal. Nobody is more superior than the other except in piety and good action.

Remember, that one day you will appear before Allah and be accountable for every deed you have committed. So beware, do not ever be lead astrayed from the path of righteousness after I am gone.

O People, No Prophet or Apostle will come after me and no new faith will be born. Therefore, O People, reason well, understand my words which I have conveyed to you. I leave behind two things; which if you hold to both strongly, forever, you will never be lead astrayed. That is - the QUR'AN and my SUNNAH (examples)

All those who listen to me shall pass on my words to others and those to others again; and may the last ones understand my words better than those who listen to me direcly. I bear witness O Allah that I have conveyed Your Message to Your people.

BIODATA RASULULLAH S.A.W.

Kita skrg lbh kenal artis drp rasulullah, lbh menyambut hari valentine drp menyanjung Rasulullah. Pelik! Pelik!

Nabi Muhammad SAW - Manusia agong

KENALI NABI MUHAMMAD S.A.W.

- Seandainya kamu melihat Baginda, seolah-olah kamu melihat matahari terbit.
- Rasulullah jauh lebih cantik dari sinaran bulan.
- Rasulullah umpama matahari yang bersinar.
- Aku belum pernah melihat lelaki setampan Rasulullah.
- Apabila Rasulullah berasa gembira, wajahnya bercahaya spt bulan purnama.
- Wajahnya seperti bulan purnama.
- Hidungnya agak mancung, bercahaya penuh misteri, kelihatan luas sekali pertama kali melihatnya.
- Warna lehernya putih seperti perak, sangat indah.
- Kepalanya besar tapi terlalu elok bentuknya.
- Rambutnya sedikit ikal.
- Warna kulit baginda putih kemerah-merahan.
- Warna kulitnya putih tapi sihat.
- Kulitnya putih lagi bercahaya.

Axis REIT on expansion trail to buy more properties

KUALA LUMPUR: Axis Real Estate Investment Trust (Axis REIT), which posted its best second-quarter results since listing, is on an aggressive expansion plan to inject more properties into the trust this year.

Net property income for its second quarter ended June 30 was up 15%, or RM12.54mil, compared with RM9.59mil in the previous corresponding period.

Stewart LaBrooy, chief executive officer-cum-executive director of Axis REIT Managers Bhd, which manages Axis REIT, said conditions were now “right” for selective acquisitions of properties in prime locations to be placed into the REIT.

“Up until October last year, we were conservative in our acquisition plans but conditions have improved significantly, which is why we are back on the acquisition trail,” he said at a briefing on the company’s results yesterday.

LaBrooy said with the FTSE Bursa Malaysia KLCI closing at an 11-month high of 1,110 points and the narrowing of the discount between market price and the net asset value of Axis REIT units, it was timely for a placement exercise to raise capital for property acquisition.

As at June 30, Axis REIT had 19 properties under its stable with assets under management worth about RM728mil and approved fund size of 255.9 million units.

“The placement of 51,180,200 new units is slated for this third quarter. We hope to raise a minimum of RM75mil, assuming Axis REIT’s share price at the time of placement is at least RM1.55,” LaBrooy said.

The REIT’s latest proposed acquisition is Axis Steel Centre, an industrial complex in Klang, Selangor, for RM65mil cash.

“It’s our second property purchased from a related party at a favourable discount to market price and it can accommodate more rental space, if renovated,” LaBrooy said.

He said Axis REIT had the option to acquire assets from the market or promoters, depending on the price and market condition.

“Who we buy the property from does not matter as long as the purchase is in the interest of our shareholders,” he noted.

On the target number of properties to be injected into the trust this year, LaBrooy said it depended on the funds raised.

Axis REIT Managers director Stephen Tew said on the promoters’ side, there could be three or four properties if funds were available to purchase them.

On the company’s good performance in tough times, Axis REIT Managers general manager (assets & lease management) David Abound said besides solid management and selection of assets purchase, the quality of clients as well as rental to a group of diverse sectors helped cushion the trust from any major fallout in payment from one sector.

Axis REIT’s unaudited gearing was 33.09% or RM242.5mil of its total asset value as at June 30.

Vaksin H1N1 belum ada - WHO

"Masih tiada vaksin.

- AFP

My Ride: Extended the Top Torque

My Ride |Gen.2 1.6 MT [2006 Nov]
Is it the right way of calling Improvement? Enhancement? or just Extended? or may be all the words goes to the same meaning of what have i done to my ride.

Till yesterday, at last ,i did what i am waiting for. I bought a set of Denso IT 20 (2 weeks before -cost me around RM140), and then, a set of Arospeed Sparkplug Cable 10.2mm (cost me around RM100 only). So, within RM240, i can feel a lot of improvement due my engine performance. Eventually, i bought a cute magnetic fuel saver cost me just around RM40 (including the fitting cost).
